In early 2011, Mr Lence Leong was working in 2 jobs both as a medical sales rep and a property agent.
Being in both markets, he quickly realised that there was a demand for the buying and selling of clinic practices & premises and a shortage in personnel qualified to serve this segment.
Mr Leong established Singapore Clinic Matters Services in 2011 to focus and specialise in the buying and selling of medical/dental practices & premises.
Over the years, Singapore Clinic Matters Services have completed many transactions involving the buying, selling & rental of clinic practices & premises.
The newly established all-in-one clinic solutions have also evolved to include Clinic Succession Planning services, consultancy on setting up of clinics, helping clinics with their claims and referral services such as clinic insurance, renovations, medico legal services, etc.

We help clinic owners to sell their practices and/or premises. We also help the owners to rent out their clinic premises. On the other hand, we help our clients to look for clinic practices to takeover and/or premises to buy or rent to start their clinic practices
We help our clients to setup their new clinics. We also do management of clinics, corporate claims, review/revamp of clinic operations. We have referrals for clinic renovations, clinic insurance, medico legal services, drug procurements.
At this point of time, we don’t.
We are clinic brokers. We work closely with property agents on the property transactions part and oversees the whole project

We get our clients through:-
Natural market – we have been in the healthcare industry for more than 12 years
Referrals & word of mouth – we have a pool of regular clients from our clinic brokerage work. We get referrals regularly from this pool too.
Advertisement – we have been advertising regularly since we started our clinic brokerage business
For selling of practices/premises:
Meeting up with sellers to understand the needs – marketing of practices/premises – screening/filtering out genuine buyers – bringing potential buyers over for viewings/meetings – negotiation process – takeover process – ends when new clinic is operational
For buying over of practices/premises:
Meeting up with buyers/takeover party/tenants to understand the needs – exploring the potential of each current listings/area -arranging for viewing/meetups – negotiation process – takeover process – ends when new clinic is operational
For selling of practices; it is 10% of the takeover fees.
For property transactions, it is as of ‘standard market rate’.
The fees is mainly for sellers only. There will be no charges on the advertising costs. No fees payable if the practice/premises is not being sold or rented out.
If legal advice is needed during the takeover of the business, the clients have to bear their own legal costs. Also, if a professional valuer is needed to give an official valuation of the practice or premises, the clients will bear the costs too.
We do serve foreign buyers/takeover parties/investors who are keen in setting up clinics here. However, we don’t serve overseas sellers who have clinics/premises at their respective countries and are looking for Singapore buyers/investors.
There isn’t a standard timing where a clinic practice/premises is being sold off. We have clinics that we sold off in a couple of months’ time. We also have clinics that we have been marketing for a long time and am still in the midst of doing so. It all depends on various factors.
There are many factors affecting the sale of a clinic. It will be discussed during meetups.
We only do on a case by case basis.
